At its core, a capital project team comprises three partners:

• The owner: Commissions and directly finances the project, or funds through outside investors

• The architect/engineer: Designs the project and sometimes remains engaged to approve construction work.

• The general contractor: Constructs the project, either through self-performance or by engaging subcontractors

 

The Construction Manager represents the owner’s interests and provides oversight over the entire project. A study by McGraw-Hill Construction showed that engaging a construction manager not only saved money, and accelerated schedules, but also mitigated or eliminated problems altogether.
